It does not guarantee that nothing will be filed afterward. A new act may reach the registry between initial review and signing. A well-structured purchase decides when the record will be obtained and checked again.
When to request it
Request it at the start of legal due diligence once the property becomes a serious candidate and before paying a hard-to-recover deposit. If the transaction, bank approval, or correction takes time, obtain another current version close to signing and payment.
There is no universal number of days that makes every Folio unusable for every transaction. Appropriate recency depends on risk, timing, and the requirements of counsel, the notary, or lender. Do not rely on an unsupported 30-, 60-, or 90-day rule.
Who may request it
Registry information is not obtained by typing a name into an unrestricted public search. The official requirements distinguish owners from lawyers and third parties. Owners use the listed form and identification; a third party needs to establish a direct and legitimate interest through the appropriate formal route.
The official online-services form includes owner authorization for another person to collect information, as well as an owner requesting it personally. Depending on the case, a formal petition, power of attorney, or court order may be relevant. Confirm the proper route with the office.
Requirements published by Derechos Reales
The official page lists Form 003 for the owner, the Folio Real, the owner's identification, and originals with a copy. For litigating lawyers or third parties, it refers to a formal petition and documents establishing direct and legitimate interest, plus a court order where applicable.
Use that list as a starting point, not permission to improvise. Service numbering and portal labels can change, and an office may require correction of information or proof of representation. Check the official procedure portal and competent office before traveling.
Organizing the request
First identify the Derechos Reales office responsible for the property and confirm the complete matrícula. Prepare identification, form, prior Folio, and authorization or legitimate-interest documents for the person making the request. Bring originals and copies in the published format.
At the service window, check the data before accepting the printout. The matrícula, name, identification, location, and requested service need to be correct. Keep the receipt and a legible digital copy. The official portal describes delivery as immediate once requirements are met, but confirm actual operating time with the office.
What to check when you receive it
Do not file the document without reading it. Confirm the issue date, matrícula, location, and area. Follow column A to current ownership and read every B and C entry. Compare the result with the copy supplied at the beginning.
If a new entry appears, do not assume a system error. Request the source instrument and a written explanation. If data disappears or changes, understand the registry act that produced the change.

Updated Folio, lien certificate, and alodial certificate
These are not interchangeable labels. The updated Folio Real presents the registered position of the matrícula, including ownership, property description, burdens, and cancellations. A lien certificate focuses on registered liens. An alodial certificate states that no lien burdens the property under that registry service.
A property certificate answers a different ownership question. Request the document that fits the transaction. A lien certificate alone does not verify who owns the property or whether the matrícula belongs to the unit you visited.
Using it in a property purchase
The seller can provide the first copy and authorize necessary requests, but the buyer should obtain independent verification. A contract can condition a deposit or payment on satisfactory registry review and verifiable cancellation of specified burdens.
Coordinate payment with signing, cancellation documents, and registration. If the Folio changes during the transaction, stop disbursement until the new entry is understood. An updated copy is a control, not a decorative item in the closing file.
Beware of unofficial instant searches
Be cautious when someone offers a Folio for any property without identification, legitimate interest, or a traceable request. Editable files, undated images, and documents that hide the full matrícula are also warning signs.
Use official channels and identifiable professionals. Never provide passwords, blank signatures, or identity copies without knowing who receives them, for which service, and under what authorization.
