Start with capacity, not the maximum price
Review documentable income, existing debts, job stability, down payment, and a comfortable monthly amount. What an institution may lend is not always what you should borrow.
Leave room for building fees, maintenance, insurance, taxes, and changes at home. A payment that only works during a perfect month is too high.
Request comparable information
Ask for the rate, term, estimated payment, insurance, commissions, valuation cost, prepayment terms, and total cost. Bolivia's financial regulator recognizes the consumer's right to clear, complete, and timely product information.
Compare proposals using the same amount and term. A lower payment may hide a much longer loan. Request the schedule and see how much principal is repaid in the early years.
Social Interest Housing credit
Vivienda de Interés Social financing has regulated conditions and its own criteria for value, use, and borrower circumstances. Not every property or applicant qualifies. Confirm current limits and requirements directly with a supervised institution.
ASFI reported that housing credit reached Bs55.37 billion in July 2025, including Bs30.54 billion in Social Interest Housing loans. It is a substantial part of housing finance, but every application still receives an individual review.
Preapproval is not disbursement
An initial assessment helps set a range, but the bank still needs to review the property, valuation, records, and terms. A title problem or a valuation below the sale price can change the approved amount.
If your offer depends on financing, include realistic timing and a financing condition. Do not accept a deposit that is automatically lost while bank decisions are still pending.
Currency and reserves
Align the currency of the price, savings, and loan. If part of the deal depends on currency conversion, keep a margin and define the reference. Do not assume today's rate or availability will remain unchanged at signing.
Keep cash after the down payment. Moving, repairs, and basic purchases arrive in the first year and do not appear in the bank simulation.

- Request the schedule and conditions in writing.
- Confirm the property's eligibility.
- Include a financing condition in the offer.
- Do not use every bit of savings for the down payment.
