Topography changes the comparison
Two homes a short distance apart can have different altitude, sunlight, access, and exposure. Do not use a flat map as the only guide. Travel the approach, test the garage, and see how a person moves on foot from the property to transport and services.
For houses, inspect land, retaining walls, drainage, and additions. For apartments, check orientation, windows, elevators, and building access. Bedroom count does not summarize these differences.
The South Zone and other centers
Achumani, Irpavi, Calacoto, San Miguel, Cota Cota, Obrajes, Mallasilla, and other areas support different budgets and routines. Even within one area, the final approach can decide whether a home is practical.
Map work, school, health care, and family. Test routes during realistic hours and conditions. A sought-after address does not fix a daily connection that depends on one road or slopes that do not fit your household.
Sunlight, temperature, and maintenance
Visit at the time when you expect sunlight. Observe orientation, shadows from buildings, and ventilation. Ask about moisture, waterproofing, heating, and consumption. These variables affect comfort and monthly cost.
For a house, inspect roofs, façades, and retaining walls. In a building, review meeting records, reserves, elevators, and planned repairs. Deferred maintenance arrives after purchase even when it is absent from the listing.
How to compare asking prices
Use properties in the same sector with similar format, access, and condition. Confirm currency, availability, and everything included. For an apartment, check parking and storage; for a house, separate land and building value.
Price per square meter helps only when area uses the same definition. Better sunlight, access, and management can justify a difference, but that difference should be explained rather than assumed.
- Test pedestrian and vehicle access.
- Check sunlight and orientation in person.
- Separate land, building, and private area.
- Confirm title records and liens.
Close the gap between listing and property
Request a current Folio Real, title, plan, cadastre, and taxes. Compare area, address, boundaries, ownership, and construction. An addition or area discrepancy may affect financing and registration.
Have an independent lawyer review the file and contract. Put currency, payments, handover, and treatment of objections in writing. The right property works physically and can be transferred clearly.
